The increase comes as buyers continue to compete for limited inventory near major transit lines and commercial corridors, even while mortgage rates remain above 6 percent. Local agents report that properties listed under $800,000 are drawing multiple offers within the first week, a pattern that has held steady since spring.
Activity has concentrated around 8th Street between Vermont Avenue and Western Avenue, where several mid-rise condo buildings changed hands, and near the Koreatown Plaza shopping center on Olympic Boulevard. The Wilshire/Vermont Metro station area also saw renewed interest, with two converted apartment complexes selling above asking after brief marketing periods.
Price tiers and building types
Detached single-family homes posted the largest year-over-year gain at 6.1 percent, reaching a median of $1.12 million. Condominiums and townhomes rose 4.2 percent to a median of $685,000. The data covers 187 transactions closed between April 1 and June 30, compared with 172 closings in the same window of 2025.
Properties within two blocks of the Olympic Market on 8th Street averaged $712 per square foot, up from $681 per square foot a year earlier. Listings farther east, toward the edge of the neighborhood near Crenshaw Boulevard, moved more slowly and sold closer to asking prices.
Outlook for buyers and sellers
Inventory remains tight, with only 42 active listings as of July 10. Prospective buyers are advised to secure pre-approval letters before touring and to focus on buildings that allow short escrow periods. Sellers who price within 3 percent of recent comps on the same block are still seeing offers above list, while overpriced units linger longer than they did in the first quarter.
