First-Time Buyers Drive Culver City Sales as Entry Prices Drop
First-time buyers increased their share of closed sales through June 2026 while median entry prices edged down on several blocks.
How we reported this
First-time buyer closings accounted for 28 percent of Culver City single-family home sales in the second quarter of 2026, up from 19 percent in the same period last year, according to Multiple Listing Service data released this week.
The increase comes as mortgage rates stabilized near 6.4 percent and inventory of homes priced below $950,000 grew by 14 listings between April and June. Local agents report that buyers who had paused searches earlier in the year are now moving on properties that clear the $800,000 threshold after small price reductions.
Neighborhood Entry Points
Activity has concentrated along Braddock Drive west of Sepulveda Boulevard and on the northern blocks of Duquesne Avenue near Culver City Park. Three two-bedroom homes on Braddock closed in June at prices ranging from $825,000 to $879,000, each with recorded first-time buyer financing. On Duquesne, a 1,050-square-foot bungalow sold for $812,000 on June 12 after 11 days on market, the lowest recorded price per square foot for that stretch since March 2025.
The Culver City Housing Authority’s first-time homebuyer workshops held at the Veterans Memorial Building on June 18 drew 47 registered participants, the largest turnout since the series began in 2023. Staff noted that attendees asked specifically about down-payment assistance tied to the city’s inclusionary housing ordinance for projects near the Westfield Culver City site.
Price Data and Outlook
Median sale price for homes under 1,200 square feet reached $891,000 in June, $24,000 below the January peak but still $67,000 above the June 2025 figure. Days on market for these entry-level properties averaged 19, down from 27 in May, indicating faster turnover once listings hit the $850,000 range.
Buyers entering now should obtain pre-approval letters by July 25 and schedule showings on Thursdays, when new listings typically appear on the MLS. Local lenders report processing times of 21 days for conventional loans under the current rate environment, leaving August closings feasible for contracts signed in the next two weeks.
