The Fox Hills Specific Plan is guiding redevelopment of approximately 280 acres from a suburban office park into a walkable mixed-use neighborhood with transit access, and the development process is estimated to conclude in Spring 2026.
City records show that this plan and parallel updates to the Hayden Tract Specific Plan emerged after years of review by the Planning and Development Department. Those documents responded to long-standing calls to replace aging office parks with housing near existing transit lines. The timing aligns with the July 1, 2026 start of state-mandated SB 79, which increases allowed building height and density near corridors such as La Cienega, Jefferson and the Metro E Line.
Projects Advance Under Existing Approvals
One direct result is the 6201 Residences at 6201 Bristol Parkway in Fox Hills. The Planning Commission approved the mixed-use project to replace a shuttered shopping center. It is one of five pending developments expected to deliver nearly 3,000 homes to the neighborhood. Construction is scheduled to begin in 2026, with first move-ins in 2028. A separate project at the former Martin B. Retting Gun Store site at 11029 Washington Boulevard will convert the property into a seven-story affordable housing building containing 67 units plus ground-floor artist spaces after the city purchased the land for $6 million in 2023.
Along the Washington Boulevard corridor, more than 500 new residential units are scheduled to reach the market by late 2026. These include the 344-unit development at 11111 Jefferson Boulevard and the 67-unit affordable project at 10950 Washington. The Habitat mixed-use development, which features a 12-story building with 260 units, 253,000 square feet of office space, retail and an acre of open space, reached completion in May 2026.
